The space
This 1940’s house is in the very Heart of the Historic and happening Old Fourth Ward Neighborhood. This is an older property setup with all the basic needs. There’s a living room with cozy seating & TV (FireStick), large dining room and spacious kitchen. There are 3 separate bedrooms with a bathroom between each. Each bedroom has a queen sized bed & some bedrooms have TV’s. The bathrooms have a walk in tub/shower and are not connected to the bedrooms to make it easy for all guests to access. The back bedroom has a separate bedroom HVAC in the wall. The remainder of the house has a central heating & cooling. The appliances are gas range, small fridge, etc. There’s a great swing in the front and back yard has table, lounging and grill to enjoy. This is an older property and is setup temporary while we get permits to build a new building. It is priced accordingly. Please look at pictures.
The Yard: There is a pretty large in-town yard that is fenced in with Lawn. There is also a gate that is very old that you can close if you have pets. Please be-careful with this gate. It is old. The property backs onto the Freedom Park Trails, great for running, walking, biking, etc. As of Jan 2025, a number of trees have been removed due to storms.
Parking: There is a 3 carport in the back of the property. Please park at your own risk as it is old and there are old trees above with nuts. There is plenty of free street parking. Please do not block driveways and follow signs.
While it is very charming, it is old. The windows may not work, some doors may not lock. This cute little bungalow is setup as temporary available while owners is getting permits for new construction project. It is priced accordingly.
Surrounding areas: This residence is on a quiet residential street of Highland Ave with some neighborhood retail across and down the street. The Michelin recognized BOMB Biscuit is a few doors down. This means there’s a bit more cars and people on weekends. There’s also Donnies Donuts for coffee across the street and a protein shake place. There’s even a dry cleaning place. Walking down the street is the Eastside Beltline Trail that connects to Ponce City Market, Krog Market & even to Piedmont Park and beyond. There’s also the amazing options of Inman Park: del bar, Barcelona, mf sushi, fritti, painted park and checkout a wine tasting with out friends at vinoteca.
You are welcome to walk, run, scooter or bike. Please enjoy our amazing neighborhood. We hope you move here.
Whether you are coming for the weekend or looking to make Atlanta your next home, we welcome you. We have worked with home buyers, nomads, housing due to insurance needs, film studios, traveling doctors and have hosted a lot of sporting event goers or convention attendees. Pets are welcome as long as owners are responsible to clean up after them. This property is 15 min from airport easily accessible via Freedom Parkway and about 10 min from Benz/State Farm/GWCC.
Guest access
The house is all yours. There is a gate up the driveway. There is carport parking for 3 cars. Please be aware of trees, falling nuts, and slippery bricks when wet.
Other things to note
This property was setup at the end of October 2024 while we are in the permit process for new construction. We are new owners and are not familiar with it’s pro/cons & full operation. We thank our guests for their patience and apologize in advance. Please reach out with any issues.
ALARM is likely on. Please set alarm when leaving and return keys. Please leave outdoor lights ON.
TEMPERATURE control adjust (in hallway) as needed. It will likely be set to a default “range” while guests are away.
Additional possible FEES:
1. There is NO smoking and NO parties allowed at residence. Any evidence of either will result in an additional base charge of $650, plus any additional damage found.
2. Lost KEYS – $150 (Please kindly return to designated spot upon check-out.)
3. Late Checkout after 11am – $25 per hour for first 4 hours, $100 per hour after 2pm. (You are welcome to request early or late checkout ahead of time without charge, and we can check with our guest schedule to accommodate accordingly.)
4. Unauthorized entry and use of Owner closet – $250
5. Damages beyond those listed here – charged on need bases with base handling fee of $50.

Set on a quiet street in the historic neighborhood of Mechanicsville, the house is only a 5-minute drive from Atlanta’s Downtown nightlife venues, restaurants, sports venues, breweries, museums, and parks.
Getting around
Car is recommended but not needed. If you have cars, there is a 2 car garage on the property and plenty of street parking for extra cars. Tight driveway, be-careful! Also Ride sharing services such as Uber, Lift and others are readily available 24/7.
NO PARTIES – Parties are strictly prohibited. Any violation will result in immediate eviction, a minimum fine of $1000, plus any damages and additional cleaning fees.
SMOKING POLICY – Interior smoking is strictly prohibited. Evidence of smoking will incur a fine of $500 for smoke remediation.
LIABILITY AND INSURANCE – Guests are liable for any damages to the premises or its contents. It is the guest’s responsibility to insure their personal belongings and those of their guests. Manager and its staff are not responsible for guests’ contents, lost items, or forgotten packages.
CLEANING AND FURNITURE – Excessive cleaning required will be billed at $125/hr. Any furniture restoration to the original position will incur a fee of $25 per piece.
PET POLICY – While we love your furry friends, our pet friendly homes only apply to dogs. Cat stays MUST be reviewed on a case by case basis in advance of booking and are typically only approved for longer stays and for additional fees to appropriately mitigate afterwards.
- One pet will be subject to a non-refundable $60 fee, and each additional pet will be $60.
- $500 fee will be charged per undisclosed pet
- $25 fee will be charged per mess left behind. Guests are liable for any pet damages.
SERVICE ANIMALS – Guests with a licensed ADA service animal must adhere to strict guidelines. You must inform us of answers to the following two questions:
- Is the assistance animal required because of a disability?
- What work or task has the animal been trained to perform?
And acknowledge and agree to the following:
- Your Service Dog/ESA may not be left unattended. (Crating and leaving the animal in your absence is not permitted; the animal must accompany you AT ALL TIMES).
- Additional charges may apply for damage or extra cleaning caused by the stay.
- Misrepresenting a pet as a service animal may result in eviction without refund.
- Service animals/ESAs may not be on furniture or counters unless necessary for the disability.
- There are rules to ensure a pleasant stay for all guests, such as not leaving the service animal unattended, providing a copy of the rabies vaccine, keeping the animal on a leash, and cleaning up after it.
ADDITIONAL IDENTITY VERIFICATION – Due to liability from Atlanta’s short-term rental
regulations, additional identity verification is required. This ensures the consistency of guest profiles and prevents stolen identities. We require all guests to send copy of ID within 48 hours to confirmed booking.
LATE CHECK OUT – Check out at 11AM. Failure to secure a late check-out in advance will incur a $150 Cleaning Call Out Fee in addition to the applicable fees.
NO UNAUTHORIZED GUESTS – Only registered guests are allowed on the premises. Management must be informed of every individual staying in the property.
QUIET HOURS – Quiet hours are between 9pm-8am. Guests must be respectful of neighbors.
Failure to comply may result in a fine of 1/2 one night’s rent.

The space was wonderful with easy code access to both the building and the apartment. We loved the open layout and floorplan. The host was great and promptly addressed any questions we had. The apartment’s location is convenient, within walking distance of Ponce City Market, the Beltline, Kroger, and easy access to airport. Street parking was consistently available. All in all, would highly recommend!!

My family of four needed a place to gather for Thanksgiving and this place met all of our needs. There was ample space and cooking amenities. The pictures and the actual unit were identical!!! The hosts provided very clear instructions. The unit is very well maintained, and the neighborhood is quiet. I would definitely want to rebook this place for my next trip to the area.
