This stunning Modern House with private roof top deck is newly built. A corner unit on a quiet residential street with skyline views of Atlanta’s downtown. It is a furnished, 3 bed 2.5 bath with a private 2 car garage featuring: hardwoods, granite countertops, stainless steel appliances, lots of LED recessed lighting, remote fans, etc. It comfortably sleeps 6, & up to 8. Open floor plan for living & kitchen level. We have self guided check-in via a Smart Lock. NO Smoking inside & No Parties.
The space
As it’s an absolutely amazing house, feel free to read our reviews. Our guests will point to the pros/cons. House is priced accordingly. Please text or message us anything you feel is missing or can be added to improve your experience.
The living area has a smart 55″ TV with Cable & APPLE TV for projecting from your smart devices. There are separate Nest thermostats for your comfort. The kitchen is of all stainless appliances with a Gas stove for all your cooking needs. There’s a powder room for your comfort and a big wrap-around deck as an extension of the living area.
There are three separate bedrooms on the third floor. The master suite has a walk-in closet and private bathroom. The shower is a large custom walk-in shower, double vanity, and a separate toilet room. The other two bedrooms share a bathroom that also has a double vanity and tub shower. The closets have chairs you can unfold for your bags. The Tankless Hot Water heater provides an unlimited supply of hot water, but it does take a second to warm up. There is a separate Nest to control comfort.
There is a private 2 car garage on the entry-level and the roof deck has great ambient light for your evening and night lounging. The entry, garage, living deck lights are all set on automatic timers so you never have to worry about arriving to a dark house.

Additional NOTES & FEES:
1. There is NO smoking and NO parties allowed at residence. Any evidence of either will result in an additional base charge of $650, plus any additional damage found.
2. Lost garage remote – $75 (Please kindly return to designated spot upon check-out.)
3. Late Checkout after 10am – $25 per hour for first 4 hours, $100 per hour after 2pm. (You are welcome to request early or late checkout ahead of time without charge, and we can check with our guest schedule to accommodate accordingly.)
4. Unauthorized entry and use of Owner closet by fridge – $250
5. Damages beyond those listed here – charged on need bases with base handling fee of $50.
6.Left Items after checkout: Cost of Shipment plus $25 fee.
7. NO DEEP FRYING on the stove top – $150 fee.
Guest access
The house is all yours. The driveway is shared with 3 other neighbors. Please do not park in the driveway. Park in Garage or on the Street.
Other things to note
ALARM is likely on. Please set alarm when leaving and make sure to turn off all lights.
DRIVEWAY is very tight. We recommend you only park smaller cars in the garage. Larger cars can easily be parked on the street.
TEMPERATURE control is via nests, adjust as needed. It will likely be set to a default “range” while guests are away.

Set on a quiet street in the historic neighborhood of Mechanicsville, the house is only a 5-minute drive from Atlanta’s Downtown nightlife venues, restaurants, sports venues, breweries, museums, and parks.
Getting around
Car is recommended but not needed. If you have cars, there is a 2 car garage on the property and plenty of street parking for extra cars. Tight driveway, be-careful! Also Ride sharing services such as Uber, Lift and others are readily available 24/7.
NO PARTIES – Parties are strictly prohibited. Any violation will result in immediate eviction, a minimum fine of $1000, plus any damages and additional cleaning fees.
SMOKING POLICY – Interior smoking is strictly prohibited. Evidence of smoking will incur a fine of $500 for smoke remediation.
LIABILITY AND INSURANCE – Guests are liable for any damages to the premises or its contents. It is the guest’s responsibility to insure their personal belongings and those of their guests. Manager and its staff are not responsible for guests’ contents, lost items, or forgotten packages.
CLEANING AND FURNITURE – Excessive cleaning required will be billed at $125/hr. Any furniture restoration to the original position will incur a fee of $25 per piece.
PET POLICY – While we love your furry friends, our pet friendly homes only apply to dogs. Cat stays MUST be reviewed on a case by case basis in advance of booking and are typically only approved for longer stays and for additional fees to appropriately mitigate afterwards.
- One pet will be subject to a non-refundable $60 fee, and each additional pet will be $60.
- $500 fee will be charged per undisclosed pet
- $25 fee will be charged per mess left behind. Guests are liable for any pet damages.
SERVICE ANIMALS – Guests with a licensed ADA service animal must adhere to strict guidelines. You must inform us of answers to the following two questions:
- Is the assistance animal required because of a disability?
- What work or task has the animal been trained to perform?
And acknowledge and agree to the following:
- Your Service Dog/ESA may not be left unattended. (Crating and leaving the animal in your absence is not permitted; the animal must accompany you AT ALL TIMES).
- Additional charges may apply for damage or extra cleaning caused by the stay.
- Misrepresenting a pet as a service animal may result in eviction without refund.
- Service animals/ESAs may not be on furniture or counters unless necessary for the disability.
- There are rules to ensure a pleasant stay for all guests, such as not leaving the service animal unattended, providing a copy of the rabies vaccine, keeping the animal on a leash, and cleaning up after it.
ADDITIONAL IDENTITY VERIFICATION – Due to liability from Atlanta’s short-term rental
regulations, additional identity verification is required. This ensures the consistency of guest profiles and prevents stolen identities. We require all guests to send copy of ID within 48 hours to confirmed booking.
LATE CHECK OUT – Check out at 11AM. Failure to secure a late check-out in advance will incur a $150 Cleaning Call Out Fee in addition to the applicable fees.
NO UNAUTHORIZED GUESTS – Only registered guests are allowed on the premises. Management must be informed of every individual staying in the property.
QUIET HOURS – Quiet hours are between 9pm-8am. Guests must be respectful of neighbors.
Failure to comply may result in a fine of 1/2 one night’s rent.

The space was wonderful with easy code access to both the building and the apartment. We loved the open layout and floorplan. The host was great and promptly addressed any questions we had. The apartment’s location is convenient, within walking distance of Ponce City Market, the Beltline, Kroger, and easy access to airport. Street parking was consistently available. All in all, would highly recommend!!

My family of four needed a place to gather for Thanksgiving and this place met all of our needs. There was ample space and cooking amenities. The pictures and the actual unit were identical!!! The hosts provided very clear instructions. The unit is very well maintained, and the neighborhood is quiet. I would definitely want to rebook this place for my next trip to the area.

My stay went well. The host was very responsive and accommodating to our needs. There was slight miscommunication at first, but I had no problems while I was there.
