Welcome to our chill 2-bed 2-bath flat in Old Fourth Ward! Experience this Japan-inspired building with a mix of Scandinavian flavors, modern amenities, comfy furnishings, and abundant natural light. Indulge in a fully equipped kitchen, one king bed and one queen bed, and a spacious living area complete with a flat-screen TV and high-speed internet. Perfectly situated just a few minutes walk from Ponce City Market, Beltline Eastside Trail, and a hip Kroger with an outdoor Bar;)

The space
This is an 8-unit boutique multifamily on a very quiet residential street, finishing new construction in March 2023. This secluded backyard feeling 1250 SF unit features 2 bedrooms and 2 baths with a flood of daylight and a giant back deck. The interior is of contemporary Scandi finishes including quartz countertops, 2-tone kitchen cabinets, soft maple flooring & stainless appliances. The spacious living and dining areas open onto a wide deck overlooking a quiet eastern-facing side yard.

The primary suite has a king-size bed, a very generous walk-thru closet, double floating vanity, and a giant floor-to-ceiling tiled shower with a separate toilet room. The secondary bedroom has a queen bed with a small closet. There is a sofa bed in the living area for any additional guests.

Access to the building is keyless via keypads for easy access. The project is family owned and operated. Old Fourth Ward is the happening neighborhood in the heart of Atlanta. We are proud of our diversity and mix of old, new, modern, craft, etc. Walk or scooter downhill to the buzz of the Beltline Trail just minutes away.

Old Fourth Ward is the neighborhood you want to be in. It is the happening community in very heart of Atlanta. We are proud of our diversity and mix of old, new, modern, craft, etc. There is plenty of buzz on the Beltline Trail just minutes away. Going out: you can walk “down the hill” to Ponce City Market, Krog Market, Brewery, Coffee and much much more. Check out our suggestions. UberEATS is also a great way to get amazing local food delivered to you. Otherwise, just ask us for any recommendations!

Getting around

Uber, Lift and many other shared services are easily available. Uber service is about $8-$12 anywhere in Midtown. The Airport is 15-20 minutes away by car. Locally have fun by hopping onto a pay-as-you-go scooter, bike or any other fun new concept.

NO PARTIES – Parties are strictly prohibited. Any violation will result in immediate eviction, a minimum fine of $1000, plus any damages and additional cleaning fees.

SMOKING POLICY – Interior smoking is strictly prohibited. Evidence of smoking will incur a fine of $500 for smoke remediation.

LIABILITY AND INSURANCE – Guests are liable for any damages to the premises or its contents. It is the guest’s responsibility to insure their personal belongings and those of their guests. Manager and its staff are not responsible for guests’ contents, lost items, or forgotten packages.

CLEANING AND FURNITURE – Excessive cleaning required will be billed at $125/hr. Any furniture restoration to the original position will incur a fee of $25 per piece.

PET POLICY – While we love your furry friends, our pet friendly homes only apply to dogs. Cat stays MUST be reviewed on a case by case basis in advance of booking and are typically only approved for longer stays and for additional fees to appropriately mitigate afterwards.

  • One pet will be subject to a non-refundable $60 fee, and each additional pet will be $60.
  • $500 fee will be charged per undisclosed pet
  • $25 fee will be charged per mess left behind. Guests are liable for any pet damages.

SERVICE ANIMALS – Guests with a licensed ADA service animal must adhere to strict guidelines. You must inform us of answers to the following two questions:

  • Is the assistance animal required because of a disability?
  • What work or task has the animal been trained to perform?

And acknowledge and agree to the following:

  • Your Service Dog/ESA may not be left unattended. (Crating and leaving the animal in your absence is not permitted; the animal must accompany you AT ALL TIMES).
  • Additional charges may apply for damage or extra cleaning caused by the stay.
  • Misrepresenting a pet as a service animal may result in eviction without refund.
  • Service animals/ESAs may not be on furniture or counters unless necessary for the disability.
  • There are rules to ensure a pleasant stay for all guests, such as not leaving the service animal unattended, providing a copy of the rabies vaccine, keeping the animal on a leash, and cleaning up after it.

ADDITIONAL IDENTITY VERIFICATION – Due to liability from Atlanta’s short-term rental
regulations, additional identity verification is required. This ensures the consistency of guest profiles and prevents stolen identities. We require all guests to send copy of ID within 48 hours to confirmed booking.

LATE CHECK OUT – Check out at 11AM. Failure to secure a late check-out in advance will incur a $150 Cleaning Call Out Fee in addition to the applicable fees.

NO UNAUTHORIZED GUESTS – Only registered guests are allowed on the premises. Management must be informed of every individual staying in the property.

QUIET HOURS – Quiet hours are between 9pm-8am. Guests must be respectful of neighbors.
Failure to comply may result in a fine of 1/2 one night’s rent.
